Keyless access management is becoming increasingly important in the apartment block range.


KIWI.KI GmbH and Arbonia have jointly developed the SmartDOOR. A high-quality residential entrance door that integrates intelligent KIWI sensor technology to provide a secure, innovative and keyless solution. The combination with the KIWI Smart Entry at the front door means that there is no need for conventional keys at all.

Whether residents, landlords or service providers, SmartDOORS offer more convenience, security and efficiency for different areas of application. Doors can be opened with simple keyless entry using a smartphone app or transponder. Lost transponders are blocked in real time and thus rendered unusable. All users and access rights can be administered centrally via the KIWI portal.

The KIWI Portal - One platform for all properties of a housing association

With the KIWI portal, an unlimited number of doors and users can be administered flexibly and in real time. No additional programs are necessary for this. The portal is called up directly in the Internet browser and can be operated via PC, tablet or smartphone. This means that doors can also be opened remotely.

The KIWI portal offers all the functions required for full key sovereignty. Different user levels and rights for the housing association, service provider and tenant ensure maximum security and full data protection. Portfolio managers, neighbourhood managers and property managers keep track of doors and their access authorisations.

A complete system from a single source - reliable via ARBONIA system partners

Sales

Exclusive distribution
SmartDOORS are distributed in Germany via the system partners (specialist dealers) of PRÜM and GARANT and in Switzerland exclusively via RWD Schlatter. KIWI does not distribute SmartDOORS.

Offer of a complete system
The offer usually includes further components of the KIWI access system; in particular the KIWI Smart Entry for the building entrance.

KIWI operator contract
The prerequisite for the subsequent operation of SmartDOORS is an existing operator contract between the housing association and KIWI.

Support from KIWI
KIWI actively supports pre-sales with housing associations, project developers, main contractors, etc.


Installation

Scope of installation
The installation includes the following components. KIWI Smart Entry: A sensor is installed behind the doorbell system of the street door. SmartDOORS: Erection of the doors and casings. KIWI Gateway: A gateway is installed for the connectivity of Smart Entry and SmartDOORS.

Installation by PRÜM or GARANT system partners (wood variant of SmartDOORS), by Novoferm (SmartDOORS steel) or RWD Schlatter (wood variant of SmartDOORS - Switzerland)
Installation of all components from a single source. In Germany via PRÜM or GARANT system partners or via Novoferm (SmartDOORS steel), in Switzerland directly via RWD Schlatter.

Alternatively through KIWI installation partners
Installation of KIWI Smart Entry and KIWI Gateway is carried out by KIWI installers.

Payment
Payment for material and installation is made according to the purchase/installation contract.


Operation

Administration of access rights
Is carried out by the tenant and housing association depending on the user rights.

Operation of the KIWI access system
Carried out by KIWI; inclusiv a hotline 24 hours a day, 7 days a week.

Monthly operator fee
Paid by the housing association to KIWI. A 100% allocation of the housing association's operator fee to the tenants (service charge allocation) is possible.

Remuneration
An operator contract with a 10-year term is concluded between KIWI and the housing association.
